Build a useful buying brief.
Start with how you intend to use the asset, rather than a district name alone. For a home, describe your household needs and the journeys you want to make. For land, explain the intended development. For business premises, set out the space, access and operating requirements that matter to you.
- Location and alternatives
- Name your preferred state, city or district and any alternatives you would consider. If Maitama or Wuse is your starting point, explain what makes that location important; do not assume every property in the district meets the same needs.
- Budget and timing
- State your NGN budget, intended purchase timing and essential features. Keep the purchase price separate from service fees, independent professional costs and any applicable transaction charges.
- Inspection questions
- Ask about occupancy, access, condition and the evidence available for review. For vehicles, include intended use and arrange an independent mechanical inspection and document checks.
Before committing to property or land
Ask your independent lawyer to establish the appropriate title search through AGIS (Abuja Geographic Information Systems) or the relevant land registry. A survey professional should check that the survey matches the site, while the relevant planning authority should be consulted on approvals and proposed use. A listing's completed review steps do not replace these transaction-specific checks.

Frequently asked questions
Before you begin.
Do I need to pay anything to send a buying request?
No. Sending your requirements or asking about a listing does not create a fee. Any fee for a sourcing or acquisition mandate is agreed in writing before that work begins.
Which checks should I arrange before buying land or property in Nigeria?
Appoint an independent lawyer for the title search through the relevant state land registry (AGIS in the FCT), a survey professional to confirm the survey matches the site, and consult the relevant planning authority on approvals and intended use.
Should I pay a deposit to secure a property?
Do not pay before your independent checks are complete and the payment terms and recipient are confirmed in writing. Treat any request to change payment details with caution and confirm it with Substrat through a known contact.
Can I buy if I live in another state or outside Nigeria?
You can send your requirements and discuss listings remotely. Plan for an inspection by you or a trusted representative, and retain independent advisers before committing.
How should I describe the district I want?
Name your preferred district and any alternatives, and explain why it matters, such as access, schools or business needs. This helps Substrat suggest suitable options beyond a single area name.
